We've also been using 3D printing for architectural models, especially during client pitches. I once brought a 3D-printed model of a data center to a meeting, and the client immediately spotted a change they wanted. In the past, that might've required days of redrawing and explaining with sketches. Instead, we made the change in the software and re-printed the model in a few hours. It turned what could've been a drawn-out process into a quick collaboration. That kind of hands-on experience builds trust and shortens timelines.

What is the biggest technological advancement you've incorporated into your design process in recent years?

The most disruptive innovation we've incorporated is our exclusive "Smart Match" furnishing engine - a logistics-driven AI that identifies, sources, and ships our personalized design packages based on a home's locale, size, and guest persona. While design may be perceived as intuitive, creative work, scaling great design across thousands of short-term rentals means there's significant structure involved, without compromising style.

This system considers data inputs ranging from square footage, type of room, demographics of room occupants, and even regional aesthetic preferences. With this information, it creates optimized product packages with previously vetted furniture from our wholesale partners, ensuring that products are in stock, shippable within the installation window, and durable enough to withstand high-turnover use.

We built this tool out of necessity. In the early days, we encountered project bottlenecks from backordered items or mismatched designs not meeting local guest expectations. One project that comes to mind is a cabin in North Carolina where the client desired a minimal Scandinavian aesthetic. Our system indicated to us that guests in the area responded better to cozy, rustic elements. We changed the design, and the listings had orders of magnitude more bookings immediately after launch. It's not about surrendering vision — it's about learning to adjust it to context at scale.

How has this technology changed the way you work?

It has fundamentally changed our role from being separate, reactive designers, into proactive problem-solvers. Where we once would have spent hours on sourcing, creating mood boards, and managing spreadsheets, we now focus on refinement and nuance — it's about editing, rather than reinventing the wheel every time.

It has also allowed us to deliver and maintain consistent results across geographies. Hyperlocal but operationally efficient designs will be delivered to a client in Joshua Tree and one in upstate New York. We've more than halved the time-to-install for customers, with a reduction in time to market - from quote to install - by over 40 percent. That's a win for us, the owner, and the final guest.

More broadly, it is shifting how the industry thinks about furnishing: less as a static task and more as an adaptive system that improves over time. That is where we are headed — design that learns.

Virtual Reality Revolutionizes Property Showcasing

I have been incorporating virtual and augmented reality technology into my design process in recent years. This has completely transformed the way I work as a real estate agent. With this technology, I am able to create realistic 3D models of properties and allow clients to virtually walk through them before they even step foot on the actual property.

This has greatly improved the efficiency of the buying and selling process, as clients can get a better understanding of the layout, design, and potential of a property without having to physically visit it. It also allows for easier communication between myself and clients, as we can discuss specific features or changes in real-time while virtually exploring the property.

Furthermore, this technology has also allowed me to expand my reach to potential clients who are unable to physically visit the property due to distance or other constraints. With virtual tours, they can still get a thorough understanding of the property and make informed decisions without having to be physically present.
